| As a aspect of your realtor marketing, do you often snap listing pictures yourself or do you seek out a professional? If you only understood what people searching online were mumbling to their computers when they view your listing photos online; you'd be horrified. You would be so sad if you could hear what buyers were muttering at their computer screens when they saw your listing pics. Do you have any idea on the amount of prospects who are missing your home because of the photos? Can you imagine the decreased "D.O.M." you'd have if you just used a couple bucks on professional pics? Most Realtor try to save some moola and upload photos to the multiple listing service that they took themselves.Even listing clients I served said they were great and I thought so too until I accepted an agent position in WA a while ago. I worked with over 40 different clients a week and everyday I'd hear, "Did you see those listing photos? In terms of the selling agent's Realtor marketing, I could gather from the enormous number of buyers I had, that agent needed to step up their game with better photography. It was funny, my clients would go in to a home and ask me if it was the same house they saw on the site. Some even accused me for the difference between the online photos and what the home actually looked like in person. It all came down to the listing photos they viewed online. You can't ignore how vital a role professional photos are in your Realtor marketing arsenal when selling a home. I mean, if you have great photos online for buyers to see, they'll run to the house that minute. But throw up a ton of nasty, dim, angled pictures and you won't get a single showing. Worse case, if you took pics that made the home look like a palace, you know what happens? A prospect looked inside that listing rather than sitting at home looking more homes. That's your goal as a listing agent; get as many showings as possible. The lesson is to have a pro take your listing pics and spend the $200 or so so you can make that $10,000 commission. With upwards of 8 out 10 of buyers looking online now, the listing pics are the first thing they're looking at and basing their initial impressions on. If you did use the well invested marketing bucks on some professional real estate photography... Your client base would adore you because you got their property off the market in far less time than your competition. There wouldn't be any fretting about losing money because you had to reduce the list price from a stale listing. You might look like a top producer in the neighborhood because of the quicker sales, better looking listings and more happy clients. Your overall image is enhanced, big time! Stop complaining about how much it is to hire a professional. It's easy, it's a Realtor marketing technique that is essential. And real estate photography is one of the best things you can spend your Realtor marketing bucks on. You have a couple choices... You could grab a professional real estate photographer in your local area and offer them $50-$200 to come to your listing and take some awesome photos. You don't want to be stupid when you're picking this photographer, they have to get the point of what you're hiring them to do. Get the biggest bang for your marketing dollars and pick a photographer who's awesome or least better than yourself. Your other choice is to go with a company like Vicaso.com who does real estate photos exclusively.Their business is listing photos for realtors! Here's the crazy thing about www.vicaso.com, they let you set up everything online, including the appointment, how many photos you want, what quality, if you want extra pics, if they need to use special equiptment for rainy conditions, etc.No joke, these guys can turn a run down dump and make it look like Trump's penthouse when it's on the web.
